What's the difference between a Tiimely Own home loan and home loan via our brokers?
Tiimely Own is the smart choice for a low-rate loan with fast approval, but it’s not for everyone. Our brokers support complex situations and loan features such as split loans, guarantor loans, and construction loans.
Tiimely Own home
Your Tiimely Own home home loan is funded by Bendigo and Adelaide Bank. You must meet the Tiimely Own home loan eligibility criteria, which includes postcode and property eligibility (i.e. capital, metropolitan and major regional only for owner-occupied and investment purposes), and be borrowing up to 90% (for customers who have less than 20% deposit, you’ll need LMI).
Our Tiimely Home brokers
Your loan will be funded by one of our 30+ panel lenders. This may allow you to unlock additional loan features that better suit your financial situation (i.e. split loan facilities, guarantor loans, land and construction). You can borrow up to 98% (including LMI, which usually applies for customers who have less than 20% deposit) and depending on your loan amount, there may be more flexibility (borrowing more than $2M-$3M).
What remains the same across both?
Regardless of which lender provides your home loan, you’ll have access to the same superior service we’re famous for.
Why can't I get the same deal with a Tiimely Own home loan?
We know that not everyone will be suitable for a Tiimely Own home loan.
For example, if you have a complex situation such as a split loan, guarantor loan, or construction loan, plus, each lender has different eligibility criteria.
If you are not approved for a Tiimely Own home loan, you’ll have the option to use our brokers where you'll receive expert guidance from our team.
We'll check in with you beforehand to get your permission, then give your details to our broker team. They'll then work with you to match your application against our panel of 30+ lenders and 1000’s of home loan options with the information you've already provided.

Do I need to fill in my details again to be eligible for a loan via a Tiimely Home broker?
No. Once we have your consent, we’ll apply the same information you’ve already provided to progress your application.
Our brokers have access to a panel of 30+ lenders, offering 1000s of home loan products which may allow you to unlock additional loan features that better suit your situation, including guarantor loans, land and construction, and split loan facilities.
Plus, you’ll have access to the same superior customer service we’re known for and together with our experienced Home Loan Specialists and Broker teams, who all work together in our Adelaide-based HQ.
Note: Our brokers are salaried home loan experts which means they don’t get paid commissions, so they’re not incentivised to stretch your budget. This means you can rest assured that the home loan options they share with you, align with your home loan requirements.

How much extra will I need to pay for a Tiimely Home broker?
We don’t charge any fees to use our brokers, nor do our expert brokers work on commission. Tiimely Home may receive fees, commissions or financial rewards from lenders we are accredited with but these fees are not payable by you.
Note: Third-party and government fees, like title fees and stamp duty are unavoidable and some lenders may charge fees (for example, application fees) but we’ll let you know if this applies to any loan options we find for you.

Can I apply for any type of loan online?
At Tiimely Home, our home loans are exclusive to us and only available online. Applying is quick and simple, however to make the application process smoother, you can to check your eligibility before you start.
If you answer yes to the eligibility questions, you’ll be able to apply for a Tiimely Own home loan. However, if you are not eligible, we’ll still be able to help find you a home loan via our Tiimely Home brokers.
These questions can help get you started:
- Are you buying or refinancing an established property (not off-the-plan or under construction)?
- Is the property in a capital city or major regional centre?
- Do you want to borrow at least $150k (and no more than $3m)? If borrowing more than $2m, do you have at least a 25% deposit?
- Do you have at least a 10% deposit or equity, plus savings to cover fees and charges such as stamp duty?
- Are you currently employed (either on a salary or self-employed)?
- Do you have at least one form of government ID, such as a passport, An Australian driver’s licence or Medicare card?
- Are you an Australian citizen or permanent resident who lives in Australia?
